Hi, I'm Ryan Melville.

I'm an Arizona-licensed REALTOR® with SoldPHX at Keller Williams Realty Phoenix. I built ShortSaleAZ.com because distressed homeowners across the Valley kept ending up with either too much fluff or too much sales pressure — and not enough straight answers.

Why short sales specifically

Short sales are one of the few real estate transactions where the agent's negotiation matters more than anything else. The lender's approval — the price, the fees, and (most importantly) whether the deficiency gets forgiven — all turn on how hard and how well the file gets pushed.

I've seen homeowners lose tens of thousands because an agent who "does short sales sometimes" didn't catch a missing deficiency release or missed a Fannie Mae guideline. That's why I specialize — not dabble.

How I work

  • Every file, every day. I push short sale files daily, not weekly. Most lenders respond to the squeaky wheel — I make sure we're it.
  • Deficiency release in writing. Non-negotiable on every short sale I close.
  • You talk to me, not an assistant. From the first call to the closing table.
  • Realistic expectations up front. If a short sale won't work for you, I'll tell you on the first call and point you to who can help.

Where I work

I focus on the Phoenix metro area — all of Maricopa County plus the fast-growing Pinal County cities of Maricopa, Queen Creek, and San Tan Valley. If you're outside that area, I'll refer you to a trusted short sale specialist in your market.
